Nobody wanted to expand — being prepared to operate in cramped premises, until a clear picture of economic growth emerged.

However, there has been a growing and now, strong tenant demand reported within the main east-coast cities.

Container VolumesAnd this trend has been backed up by a significant rise in container volumes passing through both the Sydney and Melbourne ports.

This will be good news for experienced developers. And CBRE has predicted around 2.4 million square metres of new projects are already in the pipeline.

Second-tier developers may find financing still hard to obtain. But overall, rents should start to rise strongly throughout 2011 … and beyond.
